5 Things to Know Before You Build

If you're thinking about building a home, you're probably imagining the fun parts.

Walking through model homes. Picking out your floor plan. Choosing cabinets, flooring, and paint colors. You’re dreaming of having enough space for the kids, a home office, and maybe even that covered patio you've always wanted.

It's exciting.

But before you get caught up in all the design decisions, there are a few things you should know that can save you a lot of money, stress, and regret later.

I've represented several families and helped them navigate the home-building process throughout the Indianapolis area, including Hamilton County and Boone County. I see the same mistakes happen over and over. The good news is they're almost always avoidable.

Here are the five things I wish every move-up family knew before they started building.

1. Your First Visit to a Model Home Matters More Than You Think

People often will tell me: "We're just looking."

That seems harmless enough. But in many cases, your very first visit to a builder's model home can determine whether you can have your own real estate agent represent you throughout the process. Trust me – when you’re making one of the biggest purchases of your life, you want someone representing your best interests.

Many builders require your agent to accompany you or register you during your first visit. If that doesn't happen, you may lose the opportunity to have independent representation for the rest of your build.

Most buyers don't know that because it’s not widely known or advertised!

Before you walk into your first model home, have a quick conversation with an agent who specializes in new construction. Even if you aren't ready to make a decision yet, you'll understand the process and avoid accidentally closing doors you didn't know existed.

2. The Builder's Sales Consultant Isn't Your Personal Advocate

Builder sales consultants are knowledgeable, professional, and helpful.

They should be.

Their job is to sell you a house! They work for the builder.

My job is different.

I'm looking out for your interests.

That means helping you compare builders objectively, explain contract terms, point out hidden costs, and ask questions you may not know to ask.

It's not about competing with the builder or the builder’s representative.

It's about making sure someone is sitting on your side of the table throughout one of the biggest financial decisions you'll ever make.

3. Your Current Home Is Part of Your New Construction Plan

Often, the equity in your current home helps make the new one possible.

That means your selling strategy and your building strategy should be planned together from the very beginning.

Questions like these matter:

  • When should you list your current home?

  • Should you sell before construction starts or later in the process?

  • What happens if your home sells faster than expected?

  • What if construction is delayed?

Without a plan, families can end up paying for temporary housing, moving twice, or feeling pressured to accept an offer they normally wouldn't.

The goal isn't simply to sell your current home.

The goal is to coordinate both transactions so your transition is as smooth as possible.

4. Not Every Upgrade Is Worth the Price

Design appointments are exciting.

They're also where many buyers unintentionally spend tens of thousands of dollars.

Some upgrades make perfect sense because they're difficult or expensive to change later.

Others can be added after closing for significantly less money.

The challenge is knowing the difference.

Rather than asking, "Can we afford this upgrade?" ask yourself, "Is this the best place to spend our budget?"

Making thoughtful choices now can help you enjoy your home without stretching your finances further than necessary.

5. You're Not Just Building a House

You're building a lifestyle.

You're thinking about school districts.

Neighborhood friendships.

Holiday dinners.

Walking to the park.

A home office that finally lets you close the door during a meeting.

These decisions go far beyond choosing a floor plan.

That's why it's so important to slow down, ask questions, and work with someone who's focused on helping you make the right long-term decision, not just helping you buy a new home.
